Storms, freezes and outages

Power outages
CenterPoint Energy maintains the power lines here. See what is out on the CenterPoint outage map, or report an outage online.

Water emergencies
Blue Topaz Utilities owns the well that serves the neighborhood. For a water emergency, call 800-256-2636.

County emergency alerts
Montgomery County 9-1-1 sends emergency alerts through Alert MCTX. Sign-up is free, and alerts can come by text, email or phone call.
Shelters, preparedness and recovery information come from the county's Office of Homeland Security and Emergency Management.
Weather
Forecasts, watches and warnings for this area come from the National Weather Service Houston/Galveston office.
Roads
TxDOT posts closures and road conditions for state roads on DriveTexas.
Gate trouble

Electricity
In Texas you choose your own electric provider, and longer contracts often get better rates. CenterPoint Energy maintains the power lines.

Epcor is the only provider, and every lot has access to buried gas lines.

Water
The neighborhood is served by a private well owned by Blue Topaz Utilities and regulated by the Texas Commission on Environmental Quality. New homes pay a hookup fee, and there is a monthly service fee whether or not you use water.
Private water wells are not allowed under the deed restrictions, because of the lot sizes and aerobic septic systems. The county engineering office can tell you more about private wells.

Trash, recycling and heavy trash
One company serves the whole subdivision. The board or the management company takes bids to pick it, and keeping it to one hauler means less wear on the roads and fewer days with carts on the street.
Monday
Trash only. Everything must be inside the cart.
Thursday
Trash, recycling (the gray cart) and heavy trash.
- Heavy trash is limited to two bulk items on Thursday. Tree branches go in 4-foot bundles.
- Use only the 65-gallon recycling cart from GFL. The older bins are no longer picked up.
- GFL provides one trash cart and one recycling cart free. Call them about rates for an extra cart.
- Set carts on your driveway or the grass. Bagging your trash keeps light debris from blowing into the street.
- When Monday or Thursday is a holiday, pickup happens once that week. There is no pickup on New Year's Day, Thanksgiving or Christmas. GFL serves the neighborhood on some other holidays, so check their website.
- Please don't leave carts or trash out on non-trash days.
GFL Environmental (formerly WCA)
Set up service and billing with GFL directly, and tell them you live in Thousand Oaks for the neighborhood rate. Service is billed quarterly; GFL has the current rates.
Septic
Every home in Thousand Oaks has its own aerobic septic system. Each system must have a maintenance contract with a certified local provider, who inspects it three times a year and files those inspections with Montgomery County.
Prices vary by provider. You can usually find yours on a sticker with a phone number on the septic system box.

Thousand Oaks is in Magnolia ISD, and the schools serving the neighborhood all run buses here. There are covered bus stops, though the bus usually stops near each home for pickup and drop-off.
Montgomery County and taxes
Montgomery County lies north of Houston and Harris County, and the county seat is Conroe. See the Montgomery County website.
Taxes here run low for the Houston area, mostly because there is no MUD tax. Tax rates and answers to common questions are on the appraisal district's website.
Remember to file for your exemptions, including homestead and over-65. The appraisal district has the eligibility rules and deadlines.
