Buying in Thousand Oaks

Looking at a home here, or helping a client who is? This page covers what buyers usually ask, with links to the documents and the people to contact.

The neighborhood

Thousand Oaks is a master-planned, gated community on FM 1488 in Montgomery County, minutes east of the town of Magnolia. It has grown to approximately 400 homes on 700 acres since 1999.

  • Acre lots

Most lots are 1 acre, with a few 2-acre lots. That leaves room for a pool, an extra garage or an in-law suite, with plenty of trees and wildlife around you.

  • The homes

Many homes are custom built, most around 2,800 to 4,000 square feet, with some larger ones and a few with in-law suites. Some sit right on the water.

  • Close to town

H-E-B, Kroger, Home Depot, Target, restaurants and salons are within about a 10-minute drive. The Woodlands and Lake Conroe are a short ride away.

Amenities

The association's amenities include:

  • Neighborhood pool
  • Tennis court
  • Two lakes for water skiing, wakeboarding and jet skis (lake rules apply)
  • Several small ponds for fishing: bass, catfish and perch
  • Parks and trails
  • Basketball court
  • Playground
  • Park pavilion

The lakes and common areas have their own rules. Read the lake rules and common area rules.

Schools

Thousand Oaks is in Magnolia ISD, and the schools serving the neighborhood all run buses here. There are covered bus stops, though the bus usually stops near each home for pickup and drop-off.

Taxes

No city or MUD tax

Thousand Oaks sits outside the Magnolia city limits, so there are no city taxes, and there is no MUD tax.

Exemptions

Homestead and over-65 exemptions are filed with the appraisal district, which has the eligibility rules and deadlines.

Current tax rates and answers to common questions are on the appraisal district's website.

Deed restrictions and documents

The deed restrictions are recorded section by section. Every recorded document is public, no sign-in needed: the deed restrictions, the bylaws, plats, guidelines and policies. Buyers, agents and title companies can open them straight from the site.

The annual assessment

Owners pay an annual assessment to the association. It is due January 1 and becomes delinquent February 1.

Tri-Star Community Management keeps the owner accounts and collects the annual assessment. With questions, call 936-207-1440 or email jennifer@tristarcm.net.

How owners pay

Planning to build or remodel?

Building, fencing or changing the outside of a home needs approval from the Architectural Control Committee first, before any work starts. Read the guidelines, then send the application to acc@tristarcm.net.

Gate access after closing

Thousand Oaks is gated. Once you close, email the gate administrator at topoagates@gmail.com for the new-owner instructions. The gate opens for a toll tag (EZ TAG, TxTag or NTTA) or a clicker from the management company, and ownership is verified first, so allow about two weeks.

Good to know

  • Because the neighborhood is outside the city limits, owners set up electricity, gas, water, trash and internet with each provider. The resources page lists them.
  • Each home has its own septic system with a maintenance contract, inspected three times a year. Septic upkeep is covered on the resources page.
  • Private water wells are not allowed under the deed restrictions.

Questions about the community
